Unscrupulous Real Estate Companies Cheat the Innocent Buyers in a systematic way
Mr. Alamgir, a mariner started buying a plot from AMIN MOHAMMAD LANDS DEVELOPMENT LTD in February, 2005 in their project, Green Model Town at Dhaka. He completed payment in 2007. Meanwhile they changed the plot location twice without informing him. In the year 2009 they called him and said that some payment was pending due to dishonoured cheques. He had to visit the Standard Chartered Bank a few times to prove that the cheques were really credited to the AMIN MOHAMMAD LANDS DEVELOPMENT LTD.
The company was working in a bureaucratic fashion – he used to visit their office – the corrupt staffs used to say that his file was then under audit and so on. At one stage they said “ok now the audit has been completed, he may take over the plot now”. Mr. Alamgir went to the office and to his surprise they then said that his file was lost.
After a furious exchange of words with their directors, they finally agreed to handover the plot. On 27thNovember 2010 their chief land-surveyor Ayub Khan measured the plot and he accepted the land measurement. Then he gave the surveyor some money to place the corner stones and his name plate. The surveyor did it happily. Still the demarcation stones the name plat exist.
Then it took some more time until when they handed over the land to him with a possession certificate on 9th April 2011 duly signed by one of their Executive Directors. The possession certificate identifies the location and measurement of the land.
Then goes some more years! Before last Eid-ul-Fitr they sent a letter inviting him for registration.
They took the registration fees saying that in 15 days’ time it would be registered. The also tempted the buyer that if the registration fee was paid then, their own architects would design the house for them free of cost.
Once the registration fee was given,’Micky-Mouse’ game started again. Finally it was only a few months ago (April 2014) when they called Mr. Alamgir’s brother to bring the registration deed. His brother read the deed and found that the land was not the same as it was handed over.
After a few days his brother was escorted by one of the company director to the new land. He found a land under water which is not identifiable and the development of the ditch is uncertain. We must not invest our hard earned money in such a Crook Company
